127 W Lincoln Avenue – For Sale

This building is a clean slate for anyone looking to make a downtown property their own without the mess of demolition.  Although the building has been vacant for many years, significant work has been completed in the past year to ensure the exterior shell is solid.  Besides having amazing interior limestone walls, the building has a new metal roof (installed 2021) and gutter, entirely new floor structure, freshly repointed back wall, brand new windows and door on the back wall and a new partial concrete floor in the basement.  A new storefront window will be installed soon to replace the missing glass.

The building is roughly 25’x60′ (1,500 s.f.) with another 1,500 s.f. of exterior space towards the back alley. The building would be perfect for a retail store or office space.  The building is ready for interior build-out to make it your own.

After sitting vacant for many years, the Lincoln County Economic Development Foundation (LCEDF) purchased the property through a county tax foreclosure sale. The LCEDF’s goal has been to improve the building to a ‘white box’ state ready for the next property owner to finish it in a way that suits his/her needs.  The LCEDF’s goal is to see a business in the building that contributes to the overall downtown district and our county’s local economy.  The LCEDF requests any potential buyer include details of their proposed business with a purchase offer.  The LCEDF may consider leasing the building as well.

The LCEDF assists business and commercial property owners by connecting them with financial and technical resources (grants, loans, etc.) on a local, state, or federal level. Numerous factors must be considered for determining eligibility for resources, but the LCEDF is willing to help every step of the way.
